Lahore market update: what moved this quarter
Asking prices held across DHA and Bahria while Gulberg tightened. The gap between asking and achieved is where the real story is.

The headline
Asking prices in Lahore moved very little this quarter. That is not the same as a flat market — the interesting movement is in how long things take and what sellers accept, neither of which shows up in a portal's average.
Where the demand is
- DHA Phases 5 and 6 — steady. Ready houses on the main boulevards still clear quickly; back-block plots sit.
- Bahria Town — volume is up on apartments, flat on houses.
- Gulberg III — tightening. Commercial conversions have taken stock out of the residential pool.
- Johar Town — the most price-sensitive segment we handle. Small adjustments move it.
Asking versus achieved
The number worth watching is the discount between the first asking price and the signed figure. Across our own completions this quarter it sat between four and seven percent on residential, and wider on anything that had been listed for more than ninety days.
A property that has been on the market a long time is not negotiating from its asking price. It is negotiating from what buyers think is wrong with it.
